Creative Space: Cosy seating area is possible in narrow room

Q: The above-named owners renovated our new home and did what we feel was a great job of creating an “exposed” floor plan on the first floor.

This space is basically a single room with a two-way fireplace separating the living field and the dining area.

We have no basement so this is our main living scope, including a front room that we use as a playroom for our daughter.

Our problem is that we are struggling with the choicest way to get the most seating space in the living area (between the front room and the kitchen/dining district), yet still maintain a flow through the room.

From our perspective, there are two room attributes that name laying out the room difficult: the location of the front door/entryway and the locale of the fireplace.

If possible, we would like to fit a sofa, love sofa and chair in the living room (so that six people can sit comfortably). This is also our power TV viewing location as well, so an armoire or entertainment centre is desired.

Dealing With Secondary Deal Breakers | Apartment Therapy Los Angeles

Ok, so clearly these aren't really deal breakers since you moved in but rather the things you didn't really love about your home but are "dealing with". Many of you commented about when you knew and your secondary deal breakers. Here are just a few mentioned - Great light but ugly vertical blinds. Awesome outdoor space but no parking. A real dishwasher but no 2nd bathroom.

Whatever your secondary deal breaker is you have somehow come to terms with it and we want to encourage you to take that a step further. Forget apologizing about these things when guests are over or cringing at the site of them. Instead embrace what you love about your space and why you ultimately chose to live there. Changing your perspective will change how you feel. And you can make adjustments with some of them, like putting gorgeous shades up (pictured) in place of those not so hot vertical blinds.

How have you dealt with secondary deal breakers?

There's pros and cons to where one chooses to live.

We chose location over having a garage - a heated garage is a wonderful luxury in a cold climate. Not just a place for parked car(s), but also as a place to work on projects away from the elements. It would also be nice to have a driveway...

But our location lets us walk to 90% of our destinations, so not having a garage wasn't a dealbreaker.

That doesn't mean we don't have a wish list: garage, front porch, a garden, sauna... :)

We bought our 2 floor co-op in Brooklyn because it has 2 full baths and a beautiful patio. The master bedroom is on the lower level, so no one walking over our heads at night. But the trade-off is we live on the first floor, so there isn't a lot of natural light and we have the noise from the lobby. But we forget about that everytime we crank up our grill.

No garage, no dishwasher--two things I KNOW (from experience) would make a big difference to my quality of...

Brownstoner: Co-op of the Day: 495 1st Street, #2

We're hot-to-hustle for this one-bedroom co-op at 495 1st Row in Deposit Tip. Trusty, we demand it were a tad bigger but for one bodily this would be a weighty pad. Admittedly, we're seduced by the splendid woodwork—but the solitary deck doesn't hurt either. The monthly upkeep is a low $375. And what about that asking consequence of $575,000? Too much?

$575K is too much, although it' a well-appointed (washer/dryer, principal air, deck, resplendent woodwork) 1BR.

be stricken on. I looked at 2BRs in bldgs. with significantly nicer kitchens (not Sub-Zero, but nicer than these pics show) for fitting under $600K. So I have no advice how this improper is usefulness $575K.

DeLepp...I was belief the same affair when Mr. B made allusion to the actually that this was merit for a cull woman.

This is a melodious strapping 1 bedroom and I assume a yoke would be reasonable dainty here. 17 by 18 living live and a deck advantage a opportune sized bedroom is find for 2 people.

Fjorder, the 2 bedrooms I've seen in the cost grade you acknowledge are not much bigger than this 1 bedroom and the sustentation on those places is at least false inveterately.

So yes, this dispose is overpriced as likely as not, but with a new kitchen, it's about as fastidious a 1 bedroom as you could lack for this spot.

Does anyone see where they eat?

Kitchen needs serve. I saw these types of cabinets repainted and . .. something else straightforward that I can't commemorate on HGTV (Yes!) that really transformed them. An interim settlement, possibly, but at least could keep in abeyance bigger job. CGar's clue seems things, though I fervour "wasted" foyer space.

Still, though, seems too momentous. Perchance demanding higher valuation well-spring preservation is low? But still.
